Fire Door Inspection — common questions
In higher risk residential buildings above eleven metres, the Fire Safety (England) Regulations 2022 require quarterly checks of communal fire doors and annual checks of flat entrance doors. In other premises fire doors form part of your fire risk assessment and must be kept in working order.
Quarterly for communal doors in relevant residential buildings and annually for flat entrance doors. Elsewhere the frequency is set by your fire risk assessment, and six monthly is common in busy commercial buildings.
Gaps and clearances around the leaf, intumescent strips and smoke seals, hinges and fixings, self closing devices, glazing and beads, signage, and whether the door leaf and frame are certificated and undamaged.
Look for third party certification such as FDIS or the BM TRADA Q Mark, or a BAFE registered company. Certification is not legally mandatory but it is the clearest evidence of competence if you are ever challenged.
