Fire Door Inspection in Manchester: what to know locally
Fire safety enforcement in Manchester sits with Greater Manchester Fire and Rescue Service. Under the Regulatory Reform (Fire Safety) Order 2005 they can inspect your premises, ask to see your fire risk assessment, and serve an enforcement or prohibition notice if it does not stand up. That assessment is the document these companies produce, so it is worth checking yours would survive an audit rather than simply exist.
Of the 12 fire door inspectors listed above, 6 give a Manchester address and the other 6 cover the city from elsewhere in Greater Manchester. Neither is better by default. A company on your doorstep is easier to get back for a re-inspection or a follow up question, while a larger regional practice may hold accreditations and insurance cover a sole trader does not. Ask both.
Fire Door Inspection — common questions
In higher risk residential buildings above eleven metres, the Fire Safety (England) Regulations 2022 require quarterly checks of communal fire doors and annual checks of flat entrance doors. In other premises fire doors form part of your fire risk assessment and must be kept in working order.
Quarterly for communal doors in relevant residential buildings and annually for flat entrance doors. Elsewhere the frequency is set by your fire risk assessment, and six monthly is common in busy commercial buildings.
Gaps and clearances around the leaf, intumescent strips and smoke seals, hinges and fixings, self closing devices, glazing and beads, signage, and whether the door leaf and frame are certificated and undamaged.
Look for third party certification such as FDIS or the BM TRADA Q Mark, or a BAFE registered company. Certification is not legally mandatory but it is the clearest evidence of competence if you are ever challenged.
