Fire Risk Assessment — common questions
Yes, for almost all non-domestic premises and the common parts of blocks of flats. Under the Regulatory Reform (Fire Safety) Order 2005 in England and Wales, and equivalent law in Scotland, the responsible person must carry out and maintain a suitable and sufficient fire risk assessment. If you employ five or more people it must be recorded in writing.
It depends on the size and complexity of the premises. Small, simple premises are often a few hundred pounds, while large or complex buildings cost more. The quickest way to get a real number is to contact two or three of the assessors listed above and compare quotes. Using this directory is free and we never take a cut.
Review it regularly and whenever something significant changes, such as building works, a change of use, new occupants or after a fire incident. Many responsible persons review annually and commission a fresh assessment every few years, or sooner for higher-risk premises.
The law requires a competent person. Look for evidence of competence such as BAFE SP205 certification, shown on profiles here as a dated register chip, membership of a professional register, relevant qualifications and experience with your type of building.
