The two survey types (and which you need)

When is an asbestos survey legally required?
Under the Control of Asbestos Regulations 2012, whoever is responsible for maintenance of a non-domestic building has a “duty to manage” the asbestos in it. In practice you’ll need a survey if you:
- own or manage a building built before 2000;
- operate a business with employees in a pre-2000 building;
- are planning renovation, refurbishment or demolition of a pre-2000 building (this needs an R&D survey); or
- need to monitor asbestos already known to be present.

How to choose an asbestos surveyor
- Accreditation. Look for UKAS-accredited surveying, or membership of a recognised body such as ATaC (the Asbestos Testing and Consultancy association). Independence matters: ideally your surveyor isn’t the same company quoting to remove the asbestos.
- Clear deliverable. You should receive a register of materials, their condition, and a management plan or clear next steps.
- Local knowledge. A surveyor who knows the local building stock works faster.
